Gurugram: Shop owners Raheja Mall Then on Monday protested in front of Sohna Road Mall DHBVN 80 lakh has cut off its power supply for non-payment of dues. The protestors alleged that the developer collected maintenance and electricity charges from them but did not deposit the money with the discom, leading to disconnection of power supply. They demanded to form their own association for better management of the mall.
The developer, meanwhile, claimed that while they collect maintenance and electricity charges from shops, many shops are closed and have not paid and they have run out of funds to pay electricity bills.
Shop owners complain that the developer charges high maintenance fees without providing any facilities. Electricity connection was disconnected on October 31 due to non-payment of outstanding bills. After a partial payment of Rs 10 lakh, power was restored for a week on the condition that the balance be paid within a few days. The mall failed to pay its dues and the electricity supply was again cut off on November 12.
The five-storey mall has 177 shops. Raheja charges a high maintenance charge of Rs 33 per sq ft, but despite this, 80% of the mall’s air-conditioners are switched off, shop owners said. Mandeep Singh, owner of a shop in the mall, said: “So far the developer has collected Rs 12 lakh from us for maintenance. But due to lack of proper maintenance no one is ready to take shop lease in this mall.”
Jagmal Singh Thackeran, who own 31% of the mall, said they cooperated with the developer and received a 31% stake in the mall in exchange for the land. “The developer has not paid us rent for the past three years. It will cost us several crores,” Thakran said.
In a statement, Real Care, Raheja Mall’s facility management company, said the maintenance is currently being handled by an administrator appointed by the Gurugram district registrar, who has issued notices to all defaulting shop owners for payment of dues. “Some miscreants and individuals defaulting on their electricity and maintenance charges are protesting to twist the hands of others to shut down their operations as a ploy to avoid payment of dues,” it said.
